Booking: The cottage is not booked until the total hire charge has been paid and confirmed by us in writing or by email. The total hire charge must be paid at time of booking. On receipt of payment, full details of key collection arrangements will be issued.

Booking period: The bookings are from Saturday to Saturday with arrival after 3.00pm, and departure not later than 11.00am.

Cancellation: If you wish to cancel you should immediately notify us and we will attempt to re-let the property. If we are successful the cancellation will be accepted and a refund made less 20% of the total hire charge. If not successfully rebooked you will be responsible for the total hire charge.

Size and Party: The maximum number of persons occupying the property should not exceed six.

Linen: All bed linen, bath towels and tea towels are provided. Visitors are most welcome to bring their own linen.

Equipment: Guests must report any equipment or furnishings lost, broken or damaged and you may be requested to pay for them. Unsuitable substitutes will not be accepted. Guests must also undertakes to leave the cottage in a good, clean order at the end of their stay. The property is cleaned and checked before arrival. Should you find on your arrival any damage or any non-working items please notify us immediately so faults can be rectified.

Breakage Deposit: A refundable deposit of £100 per week is required at the time of booking. After your departure the property will be inspected for damage and breakages. The cost of any replacements will be deducted from this deposit and the balance returned to you.

Smoking: Smoking is not permited within the cottage

Dogs: Dogs are only accepted by arrangement. 2 dogs maximum. Dogs are not to be left unattended, and must be kept off soft furnishings and beds. Please keep the garden and communal areas clean and clear up after your dog.

Lost Property: We cannot accept responsibility for any of your items left at the property after your stay. We will endeavour to return any items but any unclaimed items will be disposed of after two weeks.

E & OE: We reserve the right to adjust prices quoted on this website or on details of the property due to errors or omissions. The details published on this website aim to give an accurate description of the property. It is important to consider that the property is old and accessibility and variation in floor levels reflect a property of that age and type.

If the property for reasons beyond the Owners control (e.g.Fire, Theft, Sale etc) is not be available on the date booked or the property is not available for holiday letting, all rent and any charges paid in full by guests will be refunded in full. Guests will have no further claim against the Owner.

The Owners accept no liability for any act, neglect or default for any accident, damage, loss, injury, expense or inconvenience, which Guests may suffer or incur out of the letting, or is in any way connected with the letting.
